Frequently Asked Questions

Is your price higher than other contractors?
We aim to remain competitive in this world of highly volatile material prices. We obsess about cost and monitor each and every cent. At any moment, you can ask for the exact amount spent on any material and we will provide you with the breakdown and proof of payment.

What you pay for is actual costs, contingency and a 10% markup. Nothing more. For this price, you get several extra perks and guarantees which others simply cannot give.

Additionally, our pricing plans reflect the indicative rates provided by our regulator, the Construction Industry Development Board and available for public consultation here.

If you receive a quote which is significantly lower than ours, run! Once your money will be depleted, either the service provider will finance the rest of the project, you will pay a hefty variation order or they’ll simply quit.

You’d be surprised at the number of requests we receive from people with deserted job sites!
Is the price inclusive of VAT?

The above price per Sq. Ft. does not include VAT. The rate of VAT is 15%.

As a Licensed Contractor, we have an obligation to charge VAT on our Invoices. However, if you are eligible, you may claim up to Rs 300,000 of the VAT amount at the MRA. Find out more on how to claim VAT when building your home.

When you obtain a final quote from us, it will be inclusive of the VAT payable.

How and when are payments made?

All of this is laid down in your contract of service.

The instalment schedule will generally be as follows and will be as per the advancement of the works:

  • Advance Payment (Upon signature of Contract) : 10%
  • Completion of Preliminary Site Works : 10%
  • Completion of foundation up to surface bed level : 20%
  • Completion of blockwork, columns up to beam level : 20%
  • Completion of casting of roof slab : 20%
  • Completion of external rendering : 10%
  • Completion of internal rendering : 10%

We only accept cheque payments and bank transfers.

Can you guarantee that you will be staying within the defined time frame?

A reasonable time frame is defined in the contract of service which is signed by both parties. However, exterior factors such as weather conditions or delays in building materials deliveries can cause us to run a bit late on the schedule. When such exterior factors are not present, we deliver what we say, when we say!

Are pricing plans fixed?

Pricing plans are not fixed and will vary as per the project and the plans.

A specific budget will be provided per item and in case the budget is exceeded for a particular item, a variation order will be issued.

The following factors often contribute to an increase in the pricing :

  • Thorough cleaning of woodlot.
  • Rock problems on plot.
  • Demolition of existing structures.
  • Levelling of structure with plot.
  • Temporary onsite power and water services.
  • Masonry decorative elements.
  • Heavy duty bars reinforcement and retaining walls.
  • Roof types.
